Helpful tips for buyers
During our meeting with you, we’ll help, not hover. A house sells itself and you’ll get no hard sell from us.
Depending on the size of the property, we allocate 15-20 minutes for the viewing. If time is limited for either you or us, we’ll arrange a second viewing without delay.
If you like what you see and decide to make an offer it will be necessary for us to establish your financial ability to proceed with the purchase. If you do not possess available funds and/or a mortgage agreed in principle and/or a sale agreed on your own property, in almost every case any offer would be declined.
Considerations when making an offer? It’s often worthwhile to take account of how long a property has been on the market and how much interest is being shown by other buyers.
Although we will always be as helpful to buyers as we possibly can, we are acting on behalf of the seller and as such are unable to reveal the amount of any previous offers received.
Fixtures and fittings. Which items will remain and which will be taken are invariably of interest and will be clarified during negotiations.
How long will it take? If a house purchase runs smoothly with all concerned attending to the formalities promptly, and no complications arise, 10-12 weeks would be considered a fair average at present.
