Over the years I have been privileged to be invited to sell very special properties. The type of place an agent races back to his office to tell his sales team all about and present to the world at large on Rightmove.

Well race back to the office I did a few days ago, having been invited to find a buyer for ‘Coombe Water’, a hidden gem of a home tucked away in its own verdant valley on the fringe of the proud parish of West Monkton.

I am not an accomplished writer but when challenged to describe an exceptional property for marketing purposes I don’t flinch. COOMBE WATER – The owners’ view

To own a house so secluded that even some of the locals don’t know it’s there, in a hamlet only 15 minutes from the centre of a county town, is unusual. Place that house in the middle of eight acres such that it looks out over its own land with views in every direction (and yet is overlooked by no one) is more unusual still.

But that is the story of Coombe Water. Originally an old southwest-facing farmhouse, but rebuilt in 1950, it has stabling and hay store for two horses, 400 metres of spring-fed stream, a stretch of bluebell woodland, a pond, a small orchard, a productive kitchen garden and outstanding flower gardens. Otters and kingfishers visit the pond, foxes and badgers are seen from time to time in the fields; the woods are visited by deer coming down from the Quantock Hills. On clear nights the stars are bright for little light pollution reaches the coombe. The Quantock Trail borders the property and there are excellent walks on footpaths straight from the house.

With this privacy comes the freedom of knowing that the house and its views can never be encroached upon by an ever-expanding urban population. Yet neighbours are also nearby in  this friendly hamlet which enjoys easy access to the A38 and is only 10 minutes from J24 of the M5.

The new owners of Coombe Water will be custodians of a truly unique property, adaptable to a wide variety of needs: accessible country retreat, hobby farm, family home close to good schools, it is a property that lends itself to twenty-first century requirements. It has good links to cities, is close to Taunton, yet is a private space of tranquillity and seclusion. The next stage of Coombe Water’s development is full of exciting possibilities.
